
Assistant Manager
Bentley Staffing is seeking an Assistant Manager for a multi-unit property in Kingston. This job is crucial to the property’s success as it is responsible for managing financial functions and ensuring the property’s smooth and efficient day-to-day operations. The Property Manager will rely heavily on this role as their right-hand person for all operational tasks to guarantee top-notch service for residents. We are seeking a strong leader who can take on the challenges of this role and also cover for the Property Manager in their absence.
START DATE: As soon as possible
HOURS OF WORK: Monday to Friday; some weekends or evenings may be required to accommodate special events.
SALARY: starting at $33.00 per hour plus 4 weeks paid vacation and Manulife benefits.
BONUS: to be discussed at interview
Responsibilities:
– Prepare and complete the monthly Accounts Receivable and N4 process.
– Ensure timely delivery of rent (or other) change notifications.
– Assist the property manager in creating the necessary weekly and monthly reports.
– Help the property meet its budgeted revenues, expenses, and Net Operating Income.
– Provide onsite leadership, guidance, and coaching to team members as needed.
– Assist with monthly payment runs as required.
– Act as the primary point of contact for residents and prospects.
– Resolve resident inquiries, enforce occupancy rules and lease agreements, and coordinate repairs as necessary to maintain the property and its services.
– Review tenancy documents for accuracy.
– Assist in the recruiting and interviewing process.
– Receive and process service requests from residents and ensure timely response by the appropriate staff.
– Foster positive relationships with the community by establishing connections with key groups, businesses, and stakeholders.
– Support the team in planning, promoting, and executing events to engage residents and create a sense of community.
– Assist with scheduling property repairs with outside contractors and supervise the maintenance staff when necessary.
– Address complaints and resolve issues in a timely and professional manner.
– Maximize occupancy by assisting with leasing responsibilities.
– Participate in quarterly inspections of the property and during move-in and move-out.
– Help maintain key control of occupied and vacant units.
Qualifications:
- A high school diploma or its equivalent is required.
- A financial background with the ability to read budgets and basic business accounting acumen.
- Previous experience in the multifamily property management industry is necessary, and/or hotel industry and 2+ years of student housing experience is preferred.
- Familiarity with the Landlord and Tenant Board, Residential Tenancy Act, and delinquency collection is an added advantage.
- Previous managerial experience – an asset
- Good communication skills that promote teamwork and productivity and create a sense of belonging among team members are required.
- Proficient in Excel
- Impeccable attention to detail and strong organizational skills.
- Willingness to learn, openness to feedback, coaching, and mentorship.
